ADMINISTRATION
- Obtain, screen and select tenants
- Prepare and negotiate new and renewal leases
- Monitor and enforce annual legal rent increases
- Prepare all correspondence, including monthly client reports (English or German)
- Advise on and arrange insurance (building, liability, boiler, etc.)
- Enforce rules, regulations, bylaws
FINANCE
- Monthly financial statements including statement of operations and general ledger
- Accounts receivable services including deposits, collections and processing returned cheques
- Accounts payable services including invoices, computerized cheques and disbursement registers
- Payroll services including paycheques, deductions and records of employment
- Other reports including annual budget and audit preparations and HST remittance
- Year-end accounting work
- Preparation of all annual non-resident filings
OPERATIONS
- Collect rent and enforce leases
- Perform regular site inspections
- Tender and recommend suitable contractors
- Supervise repairs and/or maintenance work
- Hire and supervise on-site staff, superintendent and all contractors
- 24-hour emergency repair
